Welcome to Tuscan Capital in Birmingham, our first regional hub outside central London.

Having successfully established ourselves as an enduring player in the dynamic bridging funding sector, Tuscan Capital has expanded its geographical reach by opening its first regional office in the centre of Birmingham - the UK’s ‘Second City’ and undisputed queen of the booming West Midlands.

Since launching in 2018, we have built solid momentum and an impressive growth record. Much of our business since then has originated via introducers based in SE England. Increasingly, however, we are seeing more opportunities in the Midlands, an area in which we are keen to grow our lending and broker relationships base.

We see Birmingham and its surrounding region (see our ‘Coverage’ map below) as a growth area with its own unique character, easy access to the rest of the UK and rapid train links to London. As our Second City, it offers many promising opportunities and a young, exciting vibe that bodes well for its future.

It’s also an area that’s well known to Tuscan Capital. Our CEO, Colin Sanders, worked there for many years and it’s where he met his wife. It also happens to be where Colin has chosen to locate the family home - in Knowle, Solihull - so I think we can reasonably claim to know a little about the region.

At Tuscan Capital, our premium bridging finance offerings are designed for ‘conforming’ customers whose needs can be accommodated quickly and with a minimum of paperwork.

Key features include:

  • Nationwide coverage (England & Wales).
  • Rates from 0.53% over Bank Base Rate (BBR) per month to 1.25% per month.
  • Terms from 3 months to 18 months.
  • Max LTV - 75% Open Market Value.
  • First charge and second charge loans (subject to consent being granted by the first mortgagee).
  • Loan facilities from £150,000 to £7,500,000

Shading into conventional lending but with a tone and focus of its own, our ‘Outside the Box’ lending palette offers elastic solutions for more complex bridge scenarios. These might include, but are not necessarily limited to, the following:

  • Where the loan size is greater than £3,000,000.
  • Where the property type or tenure is not conventional, e.g. short leases etc.
  • Where the borrower has a need to refinance an existing overdue facility, e.g. to re-bridge a bridge.
  • Where a mezzanine loan is required.
  • Where multiple properties and/or land is offered as additional security.
  • Where the property is being acquired from an LPA receiver or is a distressed sale at an under-value price.

Unconventional doesn’t mean impossible. That’s why we prefer to take an ‘Outside the Box’ approach to cases that merit it.
