Welcome to Tuscan Capital in Manchester, our second regional hub outside central London.

Following the success of our first regional office opening in Birmingham, Tuscan Capital continues to build on its objective to become the go-to bridging lender for brokers in England and Wales.

Increased investment in the Northern Powerhouse and a trend of professionals leaving London and the South East for more affordable living in the North, has driven demand which has resulted in uplifts in the residential real estate investment market.

At Tuscan Capital, we continue to see sustained demand for funding from our network of professional advisers and introducers - particularly for purchases at auction and for dedicated refurbishment finance.

Our stakeholders recognise that a regional presence is paramount. Therefore, from initial enquiry through to draw-down, our Manchester office, based on John Dalton Street, will process deals end-to-end.

Importantly, our lending criteria in the North will be tailored to the region’s specific requirements to help furnish introducers and their clients with the funding they seek (watch this space...).

Having worked predominantly in the North for the past 15 years in a specialist debt capacity, and having worked closely with my loyal broker network, it's clear to see that a dedicated regional office will allow us to deliver the support introducers crave.

At Tuscan Capital, our premium bridging finance offerings are designed for ‘conforming’ customers whose needs can be accommodated quickly and with a minimum of paperwork.

  • Rates from 0.53% over Bank Base Rate (BBR) per month to 1.25% per month.
  • Terms from 3 months to 18 months.
  • Max LTV - 75% Open Market Value.
  • First charge and second charge loans (subject to consent being granted by the first mortgagee).

Shading into conventional lending but with a tone and focus of its own, our ‘Outside the Box’ lending palette offers elastic solutions for more complex bridge scenarios. These might include, but are not necessarily limited to, the following:

  • Where the loan size is greater than £3,000,000.
  • Where the property type or tenure is not conventional, e.g. short leases etc.
  • Where the borrower has a need to refinance an existing overdue facility, e.g. to re-bridge a bridge.
  • Where a mezzanine loan is required.
  • Where multiple properties and/or land is offered as additional security.
  • Where the property is being acquired from an LPA receiver or is a distressed sale at an under-value price.

Unconventional doesn’t mean impossible. That’s why we prefer to take an ‘Outside the Box’ approach to cases that merit it.
